Making a purchase as huge as a home is challenging in itself, but it can become especially more so when it’s your first time. Fortunately, if you’re a first-time homebuyer in Oklahoma, you can benefit from special assistance and loan programs that make homeownership more affordable.

Here are some first-time homebuyer state programs offered in Oklahoma:

OHFA Gold

The Oklahoma Housing Finance Agency offers loans to first-time homebuyers with a down payment assistance grant of up to 3.5% of the home purchasing price. But the home should be your primary residence, you should maintain a minimum credit score of 640, and your debt-to-income ratio should not exceed 45%. Moreover, some home purchasing prices and income limits may apply.

OHFA Shield

This mortgage program is designed to benefit homebuyers who currently work as law enforcement officers, emergency medical providers, or firefighters in Oklahoma. Eligible borrowers can receive 3.5% of the total loan amount in down payment and a reduction in their mortgage interest rate.

OHFA DREAM Program

The DREAM program offers financing for both first-time and repeat homebuyers. The loan types included are the DREAM Freddie Mac HFA advantage conventional loan, the DREAM ZERO loan that comes with low mortgage rates, and the DREAM government loan that can be a VA, USDA, or FHA loan.

REI Home100

The REI Home100 program is available through the nonprofit REI Oklahoma. It provides 30-year, fixed-rate conventional or government mortgages and down payment assistance to qualifying first-time and repeat borrowers. However, you’ll need to have a minimum credit score of 640, a maximum of 45% in DTI, and meet the REI Oklahoma income limits to qualify for the program.
